At the 9th Realty+ Conclave and Excellence Awards, 2017- North, various stalwarts and leaders from the real estate sector gathered to discuss various aspects of the realty sector, with the conclave theme being “Realty Revives”. Themes discussed were affordable housing and the RERA Law, its experiences and influences.
In a special address by Mili Majumdar, Managing Director, Green Business Certification Inc, and Senior Vice President, United States Green Building Council, she talked about the need to integrate environmental protection in the realty sector. “We always hear the making a green building is expensive? If you are committing to the required laws and regulations, why would it be expensive? You are obligated to the consumer. You have to ensure that consumers are getting the benefit of the green building you are investing?” said Majumdar. She also went on to add, “I have found that there is a gap when you are designing green buildings, what is constructed and how much of the design is actually implemented and what the consumer is paying and what benefits he is getting from this sustainable construction. We have a large portfolio of rating systems along with LEED. How do we bridge the gap between what we are committing to making an environmentally friendly building and what the consumer is getting? The parameters to assess and measure the environmental component of the building is very important. You have to find a balance for a greener environment”.
“The developer is as responsible as the contractor and the consumer is equally responsible to maintain the environmental standards of what the developer is supplying. The question is whether I am really using lesser water, better quality water? The ECBC, Energy Conservation Building Code Compliance is something very important every builder should comply to”, added Majumdar. “It’s not always that a super-efficient building which is designed will perform the same way. It is measured that indoor air pollution might be much higher than outdoor air pollution. You have to introduce new technologies to filter the air and introduce more treated fresh air which will improve your energy performance”, she said, speaking about the various dimensions of a green building. With respect to a platform GBCI has created to measure and track the performance of how green a building is, she said, “You need to simplify measurement technologies to track, calculate and maintain performance. We have created a platform to measure performance and benchmark it to local, national and global standards”. “We have to provide a better world and we have to maintain it, so let's keep performing better and better”, concluded Majumdar.
The Scroll of Honor Award to Dr Ananta Singh Raghuvanshi, Executive Director, Sales and Marketing, DLF Universal Ltd. “I would like to thank everyone in this industry who has supported me in the past 27 years, I am extremely grateful and thankful for this recognition”, said Dr Raghuvanshi. Sapna Srivastava, Editor at Realty Plus Magazine said, “Real estate sector has been going through tough times, but lots of positive changes are happening and we are hoping for bright future”. In a video message by Anurag Batra, Chairman and Editor-in-Chief, exchange4media Group and BW Businessworld, he said, “I wish all the best to the realty sector. I know these are tough times for the realty sector, but as the tough gets going, the going gets tough. I know the realty sector has a bright future and I wish them all the best”.
Amit Wadhwani, Director, Sai Estate Consultants Chembur Pvt Ltd, said in a special address. “Today the entire realty industry is surrounded by one common factor, which is consumer sentiment. Consumer sentiment is the most important amenity the consumer is looking at”. He also added, “After 2014, we stopped communicating with all individual retail investors. GST, RERA and Demonetization according to me, an optimist, will be for the betterment of the country eventually”. “One of the problems of the developers here is that they have a great legacy, but they are very reluctant towards advertising and marketing. I am an optimist, and we will continue to make positive disruptions in the real estate sector and work towards One Home for every Indian”, concluded Wadhwani.
