What is the supply side of a business without knowing the likes, preferences and trends of the customers? Only those who catch such early hints build up an empire. The saying holds good for all those who are out chasing the wise consumer who is well-informed about what's best for him/her, be it fast moving consumer goods to consumer durables to white goods and the most durable and precious asset - a home.

Property decisions are no longer just being based on the size of the house, but increasingly factors like security, convenience, amenities and maintenance are gaining importance in the decision making process.

The concept of new urbanism and walk-to-work is gaining momentum in major cities of the country.

It inspires developments such as housing, workplace, and shopping in the vicinity of each other, and walkable streets and blocks and reachable public spaces play a vital part in such developments.

According to Colliers Research, about 90 million sq ft of office space under the different stage of construction across India is likely to complete in the next three years, and to be precise IT-ITeS districts of the cities will promote such walk-to-work concepts in Indian cities.

There is also a sense of well-being and security when one lives in a gated community of like-minded individuals as against a standalone project. The young people crave for an upmarket lifestyle and at the same time want to provide safety for their families.

Most developers today are seeing a great demand for homes that can provide a holistic living experience for their customers and there is a vast opportunity for integrated developments across Delhi NCR and other leading cities in India.

Elaborating on the concept of Integrated Township, officials of Emaar  India stated - “These townships offer “walk-to-work culture” apart from a   world-class clubhouse with luxurious recreational facilities along  with  generous landscaping area. Moreover, parks, landscaped gardens,  jogging  tracks and playgrounds offer utmost living potential.  our  mission as a real estate developer is to develop and deliver  unique,  integrated lifestyle and work place environments through  ‘integrated  master-planned communities’ which comprise residential  projects along  with one or more community facilities, including  retail and commercial  developments, schools and hospitals, enabling a  "live, work and play"  theme within the same development”.

Ashish Sarin, CEO, Alpha Corp said, "The concept of integrated townships is gaining momentum in India because of the increasing urbanisation and unprecedented levels of saturation in metropolitan cities. In fact, these townships are pegged as the future of the real estate sector in India as they provide sustainable living ecosystem with residential and commercial spaces supported by an infrastructure backbone of power, roads, water, drainage and sewage along with providing access to a gamut of avenues of modern living.
